SPRING IN MINNESOTA A Word From Marc: I'm staring out my window watching tiny green buds appear on the trees.. Minnesotans spend so much time staring at brown grass normally covered with a white frosting and gray skies that when the greenness comes back into our lives in the spring it's magical. It seems like every day for the next month North Oaks transforms from blah to beautiful. It's wonderful to watch and it makes me think maybe as humans we should try to do that every year as well. Well, the first quarter stats for the year are in for real estate. It's an interesting comparison to last year. In first quarter of 2023 there were 14 home sales in North Oaks. First quarter of 2024 results are 19 homes sold in North Oaks. That 30% increase over last year is pretty significant. An even more interesting fact is now the average sale price in North Oaks is officially over $1 million. If you look at simply existing homes in North Oaks, there are literally only seven available. That's just a crazy low number. Anything under $900,000 is literally flying off the shelf. There have been several high-end sales as well. Anyway you look at it low listing numbers always equate to higher prices. Econ 101. Supply and demand. That's the only thing I ever got out of my economics class. Maybe I should've taken more agronomy classes. Watching things come back to life every year and grow frankly is more interesting than a bar graph. Get outside. We are lucky.
